Hybrid working has changed how often people come into the office, but it’s also changing what people expect from face-to-face time.
At Unity Place, we’re seeing businesses become much more intentional about how they bring people together — using in-person days for collaboration, team catch-ups, client meetings, networking and shared experiences rather than simply working from another desk.
At x+why Unity Place, there have been 868 meeting room bookings so far this year, with around 5,800 visitors year to date. The coworking team is also seeing repeat demand from businesses that don’t need a permanent office but still want somewhere flexible to bring teams together.

The same trend is being reflected across Unity Place’s wider meeting and event spaces. Over the last year, Unity Place has hosted 728 meetings and events alongside 319 Santander meetings — more than 1,000 in total.
The Conference & Events team is also seeing strong demand for team-building, alongside fewer overnight and multi-day events. Businesses are increasingly looking for ways to bring teams together while still respecting employees’ personal time and work-life balance.
Meanwhile, the Santander Work Café welcomes between 1,500 and 2,500 visitors each month, with its busiest period typically falling between Tuesday and Thursday, from 10am to 3pm.
People use the space for everything from independent working and informal meetings to networking and events, with the team also noticing a stronger sense of community developing among regular visitors.
Across coworking, meetings, events and informal workspace, one thing is clear: face-to-face time still matters — but increasingly, it needs to feel purposeful.
